CULBREATH ISLES

South Tampa's oldest guard-gated neighborhood, on the water.

What is Culbreath Isles?

Culbreath Isles is a guard-gated waterfront neighborhood in South Tampa, on Old Tampa Bay just west of Westshore Boulevard. It's the oldest guard-gated neighborhood in South Tampa, and one of the hardest to get into.

Here's what surprises people: in Culbreath Isles, you're buying the location, not necessarily the house.

A lot of these homes are older, with low ceilings and floor plans that feel their age. What you're paying for is the address, the water, the gate, and being minutes from everything in South Tampa. Some lots have been rebuilt with newer custom homes. Two of the three homes that sold here in the last year were built in 2006 and 2016. The third was built in 1972 and still sold for $6.5 million.

How old is Culbreath Isles?

The name goes back to Colonel Harry C. Culbreath, who homesteaded this part of the Interbay Peninsula in the late 1860s and grew oranges along Old Tampa Bay. Tampa builder Joe Byers developed Culbreath Isles in the 1960s, dredging canals to create waterfront lots. Westshore Yacht Club, the other guard-gated neighborhood people mention, came along about 40 years later.

What is it like to live in Culbreath Isles?

The gate is staffed 24/7. That's the first thing you notice, and it's what sets Culbreath Isles apart from every other neighborhood in South Tampa.

It's quiet. There's no through traffic, and there's nothing within walking distance. For groceries, shopping and dinner, you're driving a few minutes up to the Westshore and Kennedy corridor.

Most homes sit on deep-water canals that lead to Old Tampa Bay, and many have private docks and lifts. And once people buy here, they rarely leave. That's why you'll often see nothing for sale.

What do people love about Culbreath Isles?

  • The gate. Staffed around the clock, every day. Guests, contractors and deliveries all check in. In South Tampa, that's rare.
  • The Grand Canal. The widest stretch of water inside the neighborhood, and home to some of its biggest houses, including two of this year's three sales.
  • Old Tampa Bay sunsets. Culbreath Isles sits on the west side of the peninsula, so the bay-facing homes look straight into the sunset.
  • Boating from your backyard. Deep-water canals run out to Old Tampa Bay, and many homes have docks and lifts built for serious boats.
  • Plant High School district. Mabry Elementary, Coleman Middle and Plant High, the same path a lot of South Tampa families have taken for generations.
  • Westshore in five minutes. International Plaza, Publix and some of Tampa's best restaurants are right up the road.

Which part of Culbreath Isles should I buy in?

There are no named sub-areas in Culbreath Isles. What matters is which kind of water you're on, or whether you're on the water at all.

  • Open bay (St. Croix and New Providence): The biggest views and the best sunsets. Also the most wind exposure and the highest flood-insurance risk.
  • Grand Canal: Wide, protected water with room for large boats, and some of the neighborhood's largest homes.
  • Interior canals: Protected water and a private dock, usually for less than open bay or the Grand Canal.
  • Non-waterfront lots: There are plenty. You get the gate, the schools and the address at the lowest entry point in the neighborhood.

Where do Culbreath Isles residents shop and eat?

There's nothing within walking distance and no coffee shop worth a detour. Everything is a short drive up Westshore.

  • International Plaza, 2223 N. Westshore Blvd. Tampa's biggest luxury shopping center, with Bay Street's open-air dining attached.
  • Publix at Westshore, 4900 W. Kennedy Blvd. The everyday grocery run.
  • Ocean Prime, 2205 N. Westshore Blvd. Right at the International Plaza entrance. Business dinners, celebrations, happy hour in the lounge.
  • Eddie V's Prime Seafood, 4400 W. Boy Scout Blvd. Seafood and steaks, with live music in the V Lounge every night.
  • The Sapphire Tampa, 4410 W. Boy Scout Blvd. A modern take on the 1950s supper club, with live bands and private dining suites.

What should I know before buying in Culbreath Isles?

  • Flood risk is real. Most homes are in FEMA flood zone AE, and open-bay lots can fall into the higher-risk VE zone. Check the exact zone and the elevation certificate, and get an insurance quote before you make an offer. I grew up in a South Tampa house that flooded four times, so I don't treat this as fine print. If the difference between flood zones and evacuation zones is new to you, start with my Flood Zone vs. Evacuation Zone guide.
  • The house may not match the price. Many homes are older, with low ceilings and dated layouts. Budget for renovation, or plan to rebuild.
  • Homes sell under list. All three sales in the last year closed 6 to 9% below asking. Sellers here price high, and patient buyers negotiate.
  • There's rarely anything for sale. People who buy here tend to stay. If you're waiting for a listing on Zillow, you may wait a long time. The best opportunities often never hit the MLS.
  • It's deed-restricted. Ask for the restrictions before you go under contract, especially if you plan to renovate, rebuild or rent.
  • You'll drive for everything. No coffee shop, no restaurant, no corner store inside the gate. That's the trade for quiet.

Culbreath Isles vs. Beach Park: what's the difference?

Beach Park is right next door, and buyers often shop both.

Beach Park has no gate, a wider range of prices, and a mix of 1920s Mediterranean homes, mid-century houses and new construction. Some streets touch Old Tampa Bay, but most homes aren't on the water.

Culbreath Isles is smaller, guard-gated and built around the water. You pay more for privacy, docks and an address that rarely comes up for sale.

If you want a gate and a boat in your backyard, it's Culbreath Isles. If you want more choices and a lower entry price, start with Beach Park.
