Tampa Bay is home to several major higher education institutions, including the University of Tampa, the University of South Florida, Stetson University College of Law, Hillsborough College and St. Petersburg College. Based on enrollment figures published by the institutions, these schools collectively serve well over 100,000 students each year. If you’re buying, selling or relocating here, that matters more than you might think.
Schools don’t just educate people. They bring students, families, faculty, physicians, researchers and other professionals into the region. Over time, that movement influences where people choose to live, what gets built and how different parts of Tampa Bay continue to grow.
I've watched this play out my whole life. I grew up here. I've seen Hyde Park go from quiet and residential to a place where UT students and young professionals share the same coffee shops. I've watched USF's medical campus pull physicians from all over the country into South Tampa. None of that is an accident.
How does the University of Tampa influence housing demand in Hyde Park and downtown Tampa?
Because it brings thousands of students and their families into the heart of Tampa every year, and some of them stay.
The University of Tampa enrolls approximately 11,500 students on a 110-acre riverfront campus bordering downtown. It also sits minutes from Hyde Park, Davis Islands and the Tampa Riverwalk.
The university creates a steady flow of students, parents, faculty, employees and graduates moving through the surrounding area. In my experience, that contributes to continued interest in downtown Tampa and nearby neighborhoods, especially among people who value proximity to the city’s urban core.
Some parents purchase condos for students. Faculty and staff move nearby. Graduates accept jobs in Tampa and decide to make the city home.
UT is not the only reason people want to live in these neighborhoods, but it is an important part of the demand story.
What does USF mean beyond the students?
USF is a research and medical engine, and that is the part buyers should pay attention to.
The University of South Florida serves nearly 50,000 students across the Tampa Bay region. But the number that matters most to many of my clients is not enrollment. It is the presence of Morsani College of Medicine and the physicians, researchers, students and healthcare professionals connected to it.
Many of these buyers are not looking to live next to the main USF campus. They are comparing South Tampa, Davis Islands, Harbour Island and other neighborhoods based on commute, lifestyle, schools, flood exposure and proximity to Tampa’s major medical centers.
That is why understanding USF’s influence requires more than looking at a campus map. Its reach extends into Tampa’s healthcare system, workforce and housing market.
I work with a lot of relocating physicians, and USF Health is almost always part of that story.
Why is a law school tucked into a historic hotel in Gulfport?
Stetson University College of Law occupies buildings that were once part of the Hotel Rolyat, a resort constructed in 1925. Stetson moved its law school to the Gulfport campus in 1954.
It has a smaller footprint than USF or UT, but it brings law students, professors and legal professionals into Gulfport and St. Petersburg. For buyers considering that side of Tampa Bay, the law school is one piece of the area’s identity and its connection to the region’s legal community.

What does Hillsborough College add that the four-year schools don't?
Accessibility, workforce training and multiple campuses across Hillsborough County.
Hillsborough College, formerly Hillsborough Community College, serves students at campuses in Brandon, Dale Mabry, Plant City, SouthShore and Ybor City. It offers academic and workforce programs in fields including healthcare, business and skilled trades.
Its impact is spread across Hillsborough County rather than concentrated in one neighborhood. It creates educational and career pathways for local students while helping prepare workers for industries that support Tampa Bay’s continued growth.
For buyers and investors, it is another reminder that housing demand is shaped by more than Tampa’s largest employers or most recognizable neighborhoods. Colleges, training programs and employment centers all influence where people need and choose to live.
Why does St. Petersburg College matter if I'm only looking on the Tampa side?
Because Tampa Bay is one connected region, but its housing markets do not all operate the same way.
St. Petersburg College serves students throughout Pinellas County, offering programs in areas such as nursing, education, business and public safety. Along with USF St. Petersburg and the area’s other major employers, it contributes to the education and workforce network supporting Pinellas County.
If you are comparing South Tampa with St. Petersburg or Gulfport, it helps to understand what brings people to each side of the bay. Employment, education, commute patterns, lifestyle and housing inventory all play a role.

So what's the takeaway for someone buying or selling here?
Tampa Bay is not simply a place where people retire or vacation. It is also an education, research and medical hub that continually brings new people into the region.
That does not mean a nearby college automatically increases a home’s value. Real estate is much more specific than that. The effect depends on the neighborhood, property type, location, commute, inventory and the kind of demand an institution creates.
But colleges and universities are still part of the bigger picture.
They help explain why people relocate here, why some graduates stay, why Tampa continues attracting medical and research professionals and why certain areas appeal to particular groups of buyers.
That is the context I want my clients to understand before they purchase a home. Not just what a property costs today, but what is driving demand around it and how that fits into the long-term direction of the region.
